Prefab local, employ local, sorry if that's not very sexy.. ..with the recent supply chain disruptions, the hair bender spike in lumber costs - now hopefully settling back into the neighborhood of normalcy as I write this - and the lesser bumps in steel, pipe resin, etc, the hoopla over 3-D printing or constructing buildings in remote factories and trucking their components inter-regionally for site erection is a rising chorus!
So it's easy to get carried away with the excitement for what is often just an outsourced, analogous project delivery to what a proper local GC will deliver utilizing locally/regionally-sourced components and assemblies. This includes panelized walls, floor/ceiling & roofs, locally procured [yes, prefab] doors, windows, cabinetry, etc delivered via local AEC businesses - local A/E design firms, local contractors, subcontractors & vendor businesses. 3D printing is currently limited in its available materials/means/methods of construction. It is slow. Importantly, it takes the local craftsperson jobs away in order to pay for expensive and complex imported robotics machinery. Also, 3D printing's scalability for truly affordable [multi-family, by definition] housing has yet to be proven due to cost of the robotics machinery and logistics of scaling large projects with its slow tech. Buying local design and construction expertise is cost and schedule competitive in non-union markets, the quality is to your specification, not a factory's, and it supports and creates good paying jobs in the local economies where the projects are located. Your local AEC consultants, contractors and suppliers have all the prefab and 3D BIM capabilities you actually need to deliver your next construction project to meet your budget and quality expectations. Pay it forward, as they say!
